Job Description
Key Responsibilities:
– Gathering Information: Required to collect relevant data and information about properties in the target market. This may include researching property listings, market trends, and real estate news. Market research: Market research is carried out to detect trends, demand, and competitive analyses. Keep up to date on market circumstances, rental prices, and new prospects. Develop leasing strategy and make informed judgments using market insights and weekly updated on the property research, trends, and update.
– Analyzing Market Conditions: Responsible for assessing market conditions and identifying trends that could impact property values and rental rates. This involves analyzing data such as property prices, vacancy rates, and rental yields.
– Compiling Reports: Create comprehensive reports based on the research and analysis. These reports may include property market updates, investment opportunities, and recommendations for property buyers, sellers, or investors.
– Property Management: Oversee the day-to-day operations of property management, such as building maintenance, repairs, vendor management, and tenant demands. Ensure that properties are well-maintained and that they meet all safety and regulatory requirements.
– Tenant Relations: Build and maintain strong relationship with tenants by addressing their concerns and offering exceptional customer service. Answer tenant questions, settle conflicts, and maintain renter satisfaction.
– Leasing: Manage the commercial leasing process, which includes marketing vacancies, providing property tours, negotiating lease agreements, and maintaining excellent tenant relationships. Make every effort to maximize occupancy and rental income.
– Lease Administration: Ensure that all lease papers and records are accurate and up to date. Lease renewals, revisions, and terminations must be coordinated. Keep lease files and monitor lease compliance.
– Shopping Mall Management: Oversee the special needs and problems of managing a shopping mall property if you have prior experience. This includes tenant mix planning, common space management, and event planning.
– Ad-hoc Project: Any ad-hoc projects as required.
Job Requirement
– Bachelor’s degree in business administration, real estate, or a related field
– Behavioral, Responsive, Trustworthy and Reliable.
– 3+ years of experience in property management
– Strong analytical and problem-solving skills
– Market research skill, presentation skill
– Experience in Leasing & shopping mall management with keen attention to details.
– Proficient in Microsoft Office Suite
– Excellent written and verbal communication skills
– Fluent in Khmer and Mandarin Chinese (or) Khmer and English.
